Will Insurance company pay for new subfloor? what else will they pay for? Water Damage?
My washing machine hose broke and flooded my bathroom and kitchen. The vinyl tiles are already popping up and 2 walls are peeling paint. Allstate was quick to offer me 3950 for the repairs but i thought that seemed a little low. I asked to have an adjuster come out and look at it. They have a cleanup crew coming tomorrow but the adjuster can't come for another 6 days. I just dont want them to rip me off. anyone have any tips on how to get the most out of them and have everything repaired to my satisfaction! THANK YOU SOOO MUCH!

If your sub-floor is particle board...odds are it will have to be replaced. Particle board is a common sub-floor material in homes built in the 70's and early 80's. Particle board does not hold up to water and gets very soft. It's real easy to tell if it's damaged. If this has to be replaced, the insurance company will pay to go back with particle board. Now...no flooring company worth it's salt will put particle board down and will want you to pay for plywood (and you should). But the insurance company owes you what you had....particle board...so that's what they pay for.
If your sub-floor is plywood. Then most likely it does not need to be replaced. You can dry plywood out and the only time it gets replaced is if it is rotten. And it's a good thing not to replace your sub-floor.
It's very disruptive to your life to have no floor in your home. When you remove the sub-floor....you walk into a room and look straight down at the dirt in your crawl space. Makes walking in the room tough and not very good for keeping heat in your house during the winter.
If your house is not built on a crawl space, but rather a slab. Then there is no sub-floor to remove. The tile and any applicable underlayment are laid right on the concrete slab.
The vinyl will need to be removed. The restoration company that is coming out will probably remove some of it, if not all of it. That is so that they can get air movers and dehumidifiers in to start drying out the sub-floor and walls.
If you have a crawl space and a floor register is in the area where the water went. Make sure the restoration company goes under the house and checks the duct work to make sure water did not get in there. If it did, the flex-able duct work right at that resister will be wet. (If you are on a slab, this is not a problem since your registers are in the ceiling).
If you want the repairs done to your satisfaction....then hire a good contractor to do the work. The quality of the repairs is not based on the estimate. Rather....the quality of the repairs is determined by the guy swinging the hammer.

Through Generations The Wall Poster Still Exists
Isn't it funny how so much changes over time and yet some things never change at all. I'm talking about teenagers and wall posters. In fact not only teenagers but children and adults I suppose. I can still remember as a teenager having many of these posters covering nearly all of my walls in my bedroom. Much to my parents horror. My favorite type of wall poster were the ones that were pictures of pop stars.
Oh yes, I can vividly remember kissing Donny Osmond and Michael Jackson goodnight every night when I was about 12 years old. Wow, am I glad I grew out of that! My bedroom has now changed although I now have a lovely framed wall poster ( a copy of a favorite painting ) situated on my wall.
Many adults in particular have these types of posters on their walls but because they have them framed most other people do not realize what they really are. It can work out to be a much cheaper way of having art on show in your home. Of course that doesn't mean that a wall poster on its own does not look good because it can depending on its location and what else is in the room.
Posters can also be a collector's item, as many sporting fans will understand. Often these are signed by the sport star making that particular wall poster valuable. This is also true for movie posters. Some of these can be limited edition versions, which also can make them valuable.
Often new parents dress up nurseries with wall posters of nursery rhyme characters and bright pictures for their new baby. Then as they get older they change these pictures to suit the age of their growing child. No wonder by the time their child reaches teenage hood they are already into posters.
I remember when I was young I used cello tape to stick mine to the walls and of course every time I changed them around off came some paint. This did not go down well at all with my parents. At least these days you can us blu tac as this does not peel off the paint. I also used to use drawing pins to pin them up which of course left lots of little holes everywhere. Once again my parents were not happy. Another good idea is to pin the top of your poster to a rod and hang it with some string like a photo.
When my children were into posters we used to help them put them up and my husband always came up with some ingenious way to not have the walls damaged. Even if there was some damage it wasn't something that couldn't be fixed up easily. I'd rather take the risk of having some damage done than to have my kids miss out on having their favorite wall poster up in their room. I know how much I enjoyed that part of my life and I wasn't about to let my children miss out.
